ABSTRACT
The rapid development in Indonesia is marked by the increasing needs and supporting infrastructure. In its development, the need for facilities and infrastructure should be accompanied by good maintenance management so that the economic life of the building can be maintained. This study aims to develop a building maintenance planning model based on Building Information Modeling (BIM) and Computerized Maintenance Management System (CMMS) technology. The case study was conducted at the Agrotechnopark Laboratory Building, University of Jember, using Autodesk Revit 2024 software for three-dimensional architectural modeling and the Limble CMMS application for building maintenance simulation. The data includes technical drawings (DED), field inspection results, and maintenance standard documents based on PUPR Regulation No. 24/PRT/M/2008. The modeling results show an accurate volume of work, including a wall area of 4749 m², a floor of 3487 m², a ceiling of 2064 m², and a total of windows and doors calculated per unit. Limble CMMS allows the integration of maintenance data, preventive and corrective scheduling, and digital recording of building history. This model has been proven to increase the efficiency of building maintenance management and can provide early warning for maintenance actions, making it very relevant for application to public facility buildings.
